Reading It Right: This isn't a crash signal — it's a mix-and-pricing signal. We've tracked all year (#49) that premium (₹1.5–3 Cr) demand is surging 67% while sub-₹1 Cr demand is falling 24%. The unsold pile is very likely concentrated in the segments buyers are actively avoiding, not the ones driving headline growth. Translation: check where the inventory sits before reading this as market-wide weakness.
🏗️ Puravankara Buys Again: Hebbagodi Joins the List
The Deal: Puravankara has acquired 7.26 acres in Hebbagodi, near Electronic City, for approximately ₹790 crore, earmarked for a luxury residential project. Cited drivers: strong IT presence and improving connectivity in the corridor.
The Running Tally: This is the fourth Puravankara land deal we've tracked since #47 — North Bengaluru (twice, #47 and #49) and Doddagubbi (#48) came first, and now Electronic City's back door. At ₹790 Cr this week alone, and multiple hundred-crore deals stacked before it, Puravankara's land bank has quietly become one of the most aggressive in the city this year.
Why Hebbagodi: Electronic City is Bengaluru's original IT corridor — mature, but still short on premium supply relative to demand from the GCC and tech workforce clustered there. A luxury project this close to Electronic City fills a gap the newer North and East Bengaluru corridors don't touch.
