The pre-launch radar adds L&T Hennur, while Nikoo Homes 9 is said to have applied for RERA. Assetz's Hennur villament is Mizu & Ki, already approved and covered in #56. And the Bellandur flyover note doing the rounds is old approval-stage news, so we're cleaning up the timeline - including one overconfident line of our own from #55.

🏢 Bengaluru's Office Rent Is Growing Fastest - Not Costing the Most
Knight Frank's Q2 2026 prime-office index puts Bengaluru at ₹163/sq ft/month, up from ₹148 a year ago. That 10.7% jump beat Delhi-NCR's 7.6% and Mumbai's 4%.
But Bengaluru is the growth leader, not the absolute-rent leader:
Delhi-NCR: ₹369/sq ft/month
Mumbai: ₹335/sq ft/month
Bengaluru: ₹163/sq ft/month
That combination - lower occupancy cost than Delhi or Mumbai, deep technology talent and a mature GCC ecosystem - helps explain why Bengaluru continues to pull in large corporate occupiers.
The ₹1.8 Crore Footnote:
For a company leasing 100,000 sq ft, moving from ₹148 to ₹163 adds ₹15 lakh a month, or ₹1.8 crore a year, before maintenance and other occupancy costs. Suddenly the hybrid-work policy has a spreadsheet behind it.
Across Bengaluru, Delhi-NCR and Mumbai, companies leased 9.8 million sq ft during the quarter. Flex-space operators accounted for more than 30% of leasing across the three markets, while GCCs continued to anchor demand. In Asia-Pacific, 19 of 24 tracked cities recorded stable or rising rents.
Residential Translation: Strong office absorption supports jobs and rental demand near employment corridors. It does not mean every nearby apartment deserves a 10.7% rent hike. Prime office rent and residential rent are cousins, not twins.
🚧 Bellandur Flyover: Timeline Correction
The 1.5-km Prestige-funded flyover linking its Bellandur tech-park area with the ORR is not a fresh approval. The approval story dates to 2025; construction was then largely completed within about a year. Prestige also committed to widen Kariyammana Agrahara Road.
The clearest completion-stage report said employee movement had begun while final work and full public access were still pending.
In #55, we wrote that the flyover was already open to the public. That was too definitive. The accurate position is: construction completed, limited movement began, full public opening was not clearly confirmed. Consider the record corrected.
Why the distinction matters: a completed structure is not automatically a delivered commute benefit. Buyers and tenants should judge this corridor using actual public access and peak-hour travel times, not the flyover's existence in a brochure.
🔮 North Bengaluru's Pre-Launch Name Game
1. L&T Hennur
L&T Hennur has entered the early pre-launch radar. However, references in the market also point to L&T's previously tracked Thanisandra/Chokkanahalli project. Until a RERA filing supplies the legal project name, survey numbers and exact location, treat “Hennur” as a broad marketing label - not proof of a separate second launch.
2. Assetz Villament, Hennur
No new mystery here: this is Assetz Mizu & Ki, covered in #56. Its RERA record confirms 188 four-bedroom villas at Chikkagubbi off Hennur Main Road, with completion scheduled for August 2030.
3. Nikoo Homes 9
Nikoo Homes 9 is reported to have applied for RERA. The exact public K-RERA project-name or acknowledgement-number match was not visible at the time of this issue. That makes it a pipeline update, not an approval.
The rule remains simple: “RERA applied” tells you paperwork may be moving. Only a searchable registration number tells you what was actually approved.
